Winchester's property market: spring 2026 update

A quieter winter has given way to strong spring activity. We look at what's driving demand in Winchester right now.

Winchester's lettings market had a quieter than usual winter — a combination of higher rents cooling demand and a handful of landlords holding properties off the market pending EPC improvements. That's now changed.

Since February, enquiry volumes are up by around 35% on the same period last year, and viewing-to-offer ratios have improved significantly. St Cross and Fulflood are both performing strongly, with two-bedroom properties letting well above asking in some cases.

What's driving it? In part, the return of relocators from London. The shift to hybrid working hasn't reversed — if anything it's becoming more entrenched — and Winchester consistently sits near the top of the list for people who want to commute two or three days a week and have somewhere genuinely pleasant to live the rest of the time.

For landlords with well-presented properties in the right areas, this is a good moment. For those considering bringing a property to market after a period of works or improvement, spring is historically the right time to do it.
