Process

How it works

Find a property

Browse our available properties online or register with us to be notified when something that fits your needs becomes available. We'll always give you an honest picture of what we have.

Book a viewing

We show properties at times that work for you, including evenings and weekends. We don't rush viewings — take the time you need to understand the property properly.

Make an offer

If you'd like to proceed, we'll take a holding deposit while referencing is carried out. Referencing typically takes three to five working days and covers identity, income, and rental history.

Sign and move in

Once referencing is complete, we'll prepare your tenancy agreement and arrange a move-in date. We'll do a thorough check-in inventory so everything is clear from the start.

Day to day

During your tenancy

Maintenance and repairs

Report maintenance issues directly to us and we'll handle it. We use trusted local contractors and aim to resolve urgent issues within 24 hours. You'll always hear back from us the same day.

Rent payments

Rent is paid by standing order on the same date each month. If you have a query about a payment, or think you might have difficulty meeting a payment, talk to us early — we'd rather work something out than have it become a problem.

Renewals and notice

We'll get in touch at least two months before your tenancy end date to discuss renewal. If you decide to leave, we'll explain the notice process clearly and arrange a check-out inspection with plenty of notice.

Your deposit

Your deposit is held in a government-approved scheme for the duration of your tenancy. At the end of the tenancy, any deductions will be fully itemised and agreed with you before anything is taken.
